A modular home is built indoors at a controlled-environment factory in sections (modules), then trucked to your site and assembled on a permanent foundation. They are built to the same residential building code as stick-built homes โ and often stronger, since they must survive transport. They are NOT mobile or manufactured homes.
Indoor build: 4-8 weeks. Set on foundation: 1-3 days. Finish work + inspections: 2-3 weeks. Total contract-to-keys: typically 3-6 months.
Pricing varies by floor plan, finish level, and site work. Smaller cottages start in the low $100s. Mid-size single-family in the $180-$280k range. Two-story farmhouses $280-$420k. Investment duplexes $260-$400k for the structure. Land, foundation, and site prep are separate. Contact us for a full quote on your selected plan.
Yes โ we can modify any of our 27 standard plans (room sizes, finishes, electrical/plumbing layouts) within manufacturing constraints. Full custom plans are available for larger projects.
We don't lend directly, but we partner with multiple lenders for VA, FHA, USDA, conventional, and construction-to-perm loans. Most clients are pre-approved within 24-72 hours.

All Titan modular homes come with the manufacturer's structural warranty (typically 10-year structural, 1-year general workmanship), plus our own walkthrough punch list resolution.
Yes โ particularly duplexes. Lower cost-per-door, faster time-to-rent, and landlord-friendly finishes make modular a strong build-to-rent strategy in most NC markets.
